What to expect

Typically 30 to 45 days. This covers inspection, appraisal, financing, and the final walkthrough before you get the keys.

A few avoidable mistakes can cost you real money and real stress. Here's what to know before you get too far into the process.
Starting to look at homes before understanding your budget. It's easy to fall in love with something you can't afford — or to lowball yourself on what you could buy. Pre-approval first, search second.
Relying too heavily on online estimates. Online estimates can be off by tens of thousands of dollars in a market like Eau Claire. Real comparable sales data tells a very different story.
Moving too fast on the wrong home — or too slow on the right one. Both are real risks. Knowing the difference requires someone who understands the local market and can give you an honest read in the moment.
Not having a clear plan when buying and selling at the same time. The sequencing matters more than most people realize. Getting this wrong can put you in a tough spot. Getting it right makes the whole thing manageable.
Buying across state lines without an agent licensed in both states. If you're relocating from Minnesota, Wisconsin contracts work differently than what you're used to. I'm licensed in both states and made the move from St. Paul myself in 2020 — so I know exactly what that transition looks like from both sides.
Most of these are avoidable. All of them are easier to dodge when you know they're coming. That's what the first conversation is for.

In 2020, I made the move from St. Paul to Eau Claire. Wisconsin contracts work differently than Minnesota, the neighborhoods are different, and the market feels different. I'm licensed in both states — so when you ask "how does this compare to buying in the Twin Cities?" I actually know.

Before you start
Two questions that come up in almost every first conversation.
It depends on the loan type. Conventional loans can start at 3% down. FHA loans require 3.5%. VA and USDA loans can be zero down for qualifying buyers. On a $275,000 home, 3% down is $8,250. You'll also want cash reserves for closing costs, which typically run 2% to 3% of the purchase price.
Buyer representation is now more explicit and more transparent than it used to be. We'll talk through how compensation works before we look at a single home, and in many cases the seller may still cover the buyer-side fee as part of the offer structure. The key is that you understand it up front so there are no surprises.
