What is a buyer consultation?

Brad Bemowski, Realtor® and licensed broker in Wisconsin and Minnesota.

A buyer consultation is a 30 to 60 minute conversation — in person, by phone, or by video — where we talk through your goals, timeline, and budget before you look at a single home. You'll leave with a clear picture of the process, an honest read on the market, and a plan for your next step. There's no obligation and no sales pitch.

How I work

You'll write the stories.

Buying a home in Eau Claire comes down to three things: understanding your options, having a clear plan, and working with someone who will tell you the truth along the way.

Finding the right home in Eau Claire or the Chippewa Valley takes more than a search filter. It takes someone who listens to what matters to you and tells you the truth. About the home, the price, and what you're walking into.

  • You work directly with me. From first conversation through closing. No assistants. No handoffs. No surprises.
  • I'll tell you what I think. If the roof has three years left on it, I'm telling you before you fall in love with the kitchen. If the price is $20k high, I'll say that too.
  • No pressure, ever. My job is to help you make the right decision, not the fast one.
  • I know this market. I know what a $290,000 house in Altoona should feel like — and when one has been sitting for 60 days because the seller still hasn't priced it right.

Hombuyer Advantage

More than just finding the right home.

Finding a home is one thing. Getting there with the right strategy, the right terms, and real protection in place is another.

This isn't a sales pitch. It's a better way to buy. The HOMBUYER ADVANTAGE is an optional program for buyers who want more than just access to the MLS. It's the full picture — guidance, protection, and an agent who's always working for you.

The HOMBUYER ADVANTAGE is a buyer program from Homcentric Real Estate that includes a Love It Guarantee, free home warranty, appraisal coverage up to $650, priority listing alerts, and off-market search. We'll walk through the details together at your consultation.

  • Love It Guarantee: If you don't love your home within 12 months of closing, I'll list it for you with no listing fee.
  • Free Home Warranty: A one-year warranty included at closing so you're covered when something unexpected comes up.
  • Free Appraisal: Up to $650 covered through trusted lenders.
  • Priority Access: You'll see homes sooner with real-time alerts and priority showings before the crowds show up.
  • Off-Market Search: I'll reach out to homeowners directly — sometimes the right house isn't listed yet.
  • Strong Negotiation: Guidance on price, terms, and how to structure an offer that actually wins.
  • You're In Control: No pressure, no obligation. If it's not the right fit at any point, we keep it simple.

When you work with me, you have a plan. And someone who knows how to execute it.

Who I help

Different buyers. Different needs.

Most buyers fall into one of these groups. If one of these sounds like you, you're in the right place.

First-time buyers

You've been thinking about this for a while but you're not sure where to start. There's a lot to figure out — I'll walk you through it step by step so you feel confident, not rushed.

Needing more space

You've outgrown your current home but the logistics feel complicated. Sell first? Buy first? What if the timing doesn't line up? We map it out so you can move forward with a clear plan.

Downsizing or simplifying

You're ready for less space and more freedom. But this isn't just a move — it's a transition. I take the time to help you think through both the practical side and everything that comes with it.

Luxury, waterfront, and unique homes

You know what you want and you're willing to wait for the right one. The challenge isn't just finding it — it's knowing when to move and how to evaluate it. This is a more strategic search, and it's handled that way.

Not sure where you fit? That's normal. Let's talk it through.

How the Home Buying Process Works in Eau Claire

Here's how the process works.

Every buyer's situation is a little different. But for most people buying a home in Eau Claire or the Chippewa Valley, this is the general path we'll follow together.

Step 1

Start with a conversation

We'll talk about your goals, timeline, budget, and what you're looking for. Not sure where to start? That's fine. Most people aren't.

Step 2

Get your financing in place

Paying cash? Great. If not, I'll connect you with a trusted local lender so you can get pre-approved and know your numbers before you start making decisions.

Step 3

Search with a strategy

We'll nail down what matters to you, set up real-time alerts, and look at homes that fit — in Eau Claire, Altoona, Chippewa Falls, Menomonie, and beyond.

Step 4

Write the right offer

When the right home shows up, we move with a plan. I'll walk you through pricing, terms, and contingencies so you understand exactly what you're signing.

Step 5

Get to closing with clarity

From inspection to appraisal to final walkthrough, I'll guide you through each step so you always know what's happening, what matters, and what's next.

No pressure. No guesswork. Just a clear plan.

By the numbers

How my buyers outperform the Eau Claire market.

A look at how my buyers perform compared to the Eau Claire and Chippewa Valley average.

3%

avg. savings below list price

My buyers pay less than asking — on average.

vs. a market average of 0.5% below list price.

On a $275,000 home, that's over $8,000 back in your pocket.

In the Eau Claire metro, most buyers are paying within 0.5% of list price. Getting to 3% below isn't luck — it's knowing what sellers in Altoona, Chippewa Falls, and Menomonie are motivated by, and structuring offers around terms, not just price.

Market conditions

How competitive is the Eau Claire market right now?

The Chippewa Valley still leans toward sellers in 2026, but it's not 2021. Homes priced well in the $220k–$350k range — especially in Altoona and the Eau Claire school district — can still draw multiple offers within days. Above that range, buyers generally have more room to negotiate. Chippewa Falls and Menomonie tend to move slower than Eau Claire proper, which can work in your favor if you're flexible on location.

Most buyers in Eau Claire are shopping in the mid-$200s and up, with pricing shifting by neighborhood, condition, and school district. Altoona tends to track close to Eau Claire with newer construction in a similar range. Chippewa Falls often offers more square footage per dollar, especially on larger lots. Menomonie generally runs lower overall, which can appeal to buyers priced out of Eau Claire who still want a short commute.
